Terms of Service
Last updated: April 2026
These terms govern your use of the Greenwood Land Works LLC ("we," "us," or "our") website and the services we provide. By using our website or hiring us for work, you agree to these terms.
Website Use
This website is provided for informational purposes. We make reasonable efforts to keep the content accurate and up to date, but we don't guarantee that everything on the site is complete or current at all times. Service descriptions and photos represent typical work and may not reflect every project.
Estimates and Pricing
Estimates provided through our website, by phone, or during a site visit are based on the information available at that time. Estimates are not binding contracts. Final pricing may change based on:
- Actual site conditions discovered during the work (rock, buried debris, poor drainage, etc.)
- Changes in scope requested by the customer
- Access issues not apparent during the initial visit
- Material cost changes
We will communicate any significant changes in pricing before proceeding with additional work.
Underground Utilities — Virginia 811
It is the customer's responsibility to call Virginia 811 (Miss Utility) at least 3 business days before the scheduled dig date. You can reach them at 811 or 1-800-552-7001, or submit a request at virginia811.com.
Greenwood Land Works is not responsible for damage to underground utilities (water, sewer, gas, electric, cable, fiber, etc.) that were not properly marked by Miss Utility prior to the start of work. If you are unsure whether you need to call 811, call anyway — it's free.
Scheduling and Weather
All scheduled work is subject to:
- Weather conditions: Heavy rain, frozen ground, and other conditions can delay or reschedule work. We will communicate any weather-related changes as soon as possible.
- Site access: We need adequate access for heavy equipment. If conditions change (e.g., a muddy driveway becomes impassable), work may need to be rescheduled.
- Equipment availability: In rare cases, equipment breakdown or scheduling conflicts may require rescheduling.
Deposits and Payment
- Deposits: A deposit may be required to secure your spot on the schedule. Deposit amounts vary by project size.
- Cancellation: Deposits are non-refundable if you cancel within 48 hours of scheduled work, as we may have already turned down other jobs or mobilized equipment.
- Balance due: The remaining balance is due upon completion of the work, unless we have agreed to different terms in writing.
- Accepted payment methods will be communicated at the time of scheduling.
Property Access
The customer is responsible for ensuring that we have clear access to the work area for heavy equipment. This includes:
- Removing vehicles, trailers, or other obstacles from access routes
- Notifying us of any gates, fences, or access restrictions
- Confirming that we have permission to access the property (especially if the work area crosses neighboring land)
If we arrive on site and cannot access the work area, the visit may count toward the deposit.
Cancellation
Either party may cancel a project with written notice (email, text, or letter). For cancellations by the customer:
- More than 48 hours before scheduled work: deposit is refundable
- Within 48 hours of scheduled work: deposit is non-refundable
- After work has begun: customer is responsible for payment for work completed to date
Limitation of Liability
Greenwood Land Works LLC performs all work in a professional manner consistent with industry standards. However, land clearing, grading, and excavation involve inherent risks. Our total liability for any claim arising from our work is limited to the amount you paid us for the specific service in question.
We are not liable for:
- Damage to unmarked underground utilities (see Virginia 811 section above)
- Pre-existing conditions on the property not disclosed to us
- Natural settling, erosion, or drainage changes that occur after project completion
- Delays caused by weather, utility companies, or other factors outside our control
Governing Law
These terms are governed by the laws of the Commonwealth of Virginia. Any disputes will be resolved in the courts of Charlottesville, Virginia or the surrounding jurisdiction.
